How to Price Your Home Right from Day One!

How to Price Your Home Right from Day One

In Vancouver’s competitive market, the right pricing strategy makes all the difference. Here’s how I help sellers position homes to attract serious buyers and top-dollar offers.

Pricing is both an art and a science — and in Vancouver, it can make or break a sale. List too high, and you chase the market down. List too low, and you leave money on the table.

After helping hundreds of families sell in Greater Vancouver, I’ve developed a simple rule: the best price is the one that creates momentum and confidence.

1. Know the Current Market Pulse

Start with data — not emotion. Review comparable sales within the past 60–90 days, ideally within a one-kilometre radius. Then adjust for features: exposure, upgrades, lot size, and age.

Remember that list prices aren’t market value — sales prices are. Vancouver buyers are well-informed; they know when something is overpriced.

2. Timing Matters

The first two weeks are everything. That’s when online algorithms push your listing, and when serious buyers are watching for new inventory. A home that sits more than 21 days without activity quickly loses momentum.

The right initial price creates competition and urgency. The wrong one signals opportunity — for someone else.

3. Avoid the Emotional Premium

Every seller believes their home is special — and it probably is. But buyers compare it to everything else available. Emotional attachment can add 5–10% to your perceived value. The market doesn’t share that bias.

This is where your realtor provides reality and balance.

4. Strategic Under-Pricing

In certain pockets — like East Van, Kitsilano, or Mount Pleasant — pricing just under market value can spark multiple offers. But it must be supported by strong marketing and professional presentation. It’s a calculated tactic, not a guessing game.

5. Data + Story = Success

Pricing alone won’t sell your home. It must be combined with compelling photography, staging, and storytelling. Buyers don’t just buy numbers — they buy how a property feels. When both data and emotion align, you get the best offers.

6. Adjust Quickly if Needed

If your home isn’t getting showings in the first two weeks, the market is sending a message. Adjust early. A timely reduction can re-ignite interest faster than waiting months.

The Bottom Line

Pricing is strategy, not guesswork. A smart, evidence-based launch builds trust and competition — the two most powerful forces in any market.
