Pre-Sale vs Resale — Which Strategy Wins in 2025

Wondering if a pre-sale condo or a resale home is the smarter move in Vancouver’s 2025/2026 market? Here’s my honest take after decades selling pre-sales and  helping buyers navigate both.

Every Vancouver buyer eventually faces this question: should you buy a pre-sale unit or a resale property? Both have potential, but the right answer depends on timing, tolerance for risk, and your goals.

After three decades helping clients buy across the Lower Mainland, I’ve seen how both strategies perform through every market cycle.

1. Understanding the Difference

A pre-sale is a property purchased before it’s built. You pay a deposit — usually 5% to 20% — and wait 1–4 years for completion. A resale property, meanwhile, is already built and ready to move into.

Each has advantages. Pre-sales let you lock in a price early and customize finishes. Resales give you certainty, neighbourhood context, and immediate occupancy.

2. Why Pre-Sales Work in Rising Markets

In an appreciating market, pre-sales can be powerful. You secure today’s pricing and ride the increase while the building is under construction. For investors, that means leverage without carrying costs until completion.

However, with today’s interest rates and construction delays, caution matters. Always check the developer’s reputation, build history, and the disclosure statement carefully.

3. The Case for Resale in 2025

Vancouver’s resale market in 2025 is offering opportunities again — particularly for those who value control and transparency. You can walk through the home, review the strata documents, and see the exact location and condition.

With more motivated sellers and a range of price adjustments, resale purchases allow negotiation and certainty.

4. Financing Factors

Lenders treat these differently. Pre-sale buyers face qualification risk if interest rates change before completion. Resale buyers lock in current rates right away. Always talk to your mortgage professional early to understand timelines and exposure.

5. The Emotional Equation

Some clients love watching their new home rise from the ground; others lose sleep over construction delays. Know your personality before committing. Real estate is not just a financial investment — it’s an emotional one.

6. William’s Rule of Thumb

If you’re buying your home, resale is usually safer. If you’re buying for investment, a well-researched pre-sale in an emerging neighbourhood can outperform.

For 2025/2026, my top pre-sale picks are in well-connected transit corridors with established developers. Resale opportunities shine in older, renovated strata buildings where the heavy lifting is already done.

The Bottom Line

Both strategies can win — if chosen for the right reasons. Align your goals, timeline, and financing before jumping in. Although I am seeing more advantages on Pre-Sale as we currently over supplied for now and developers are offering major incentives that I have not seen in many years.
