What AI Gets Wrong About Vancouver Real Estate

What AI Gets Wrong About Vancouver Real Estate

Meta Description: AI can crunch data, but it can’t walk through a Kitsilano laneway or feel the pulse of a neighbourhood. Here’s what algorithms miss — and why local experience still wins.

Artificial intelligence is everywhere — from predicting housing trends to writing automated property descriptions. But when it comes to Vancouver’s real estate market, AI often misses the mark.

I use technology every day in my business, but here’s the truth: data doesn’t capture context. And in Vancouver, context is everything.

1. Algorithms Don’t Understand Geography

AI models see postal codes, not mountains. They don’t grasp that a home with a north-facing yard on a quiet street in Dunbar may be worth more than one a block closer to a bus route.

They can’t see the ocean view between two buildings or understand why west-facing patios in Kitsilano command a premium.

Local realtors know these nuances — AI doesn’t.

2. Data Can’t Read Human Motivation

A seller’s reason for moving, a developer’s urgency, or a buyer’s emotional attachment — none of these show up in the numbers.

AI may suggest a “fair value,” but it won’t predict the buyer who’s fallen in love with a particular tree-lined street and is willing to pay 5% more for it.

Real estate is emotional, and humans drive the market.

3. AI Misses Micro-Market Shifts

Vancouver isn’t one market — it’s hundreds of micro-markets, often within walking distance of each other.

A two-bedroom condo in Olympic Village behaves differently from one in Gastown or Coal Harbour, even at the same price point. Algorithms group them together, but local expertise separates them accurately.

4. It Lacks the Storytelling Element

AI-generated listing descriptions sound neat, but they lack heart. A good listing should tell a story — what makes a home unique, how light fills the space in the morning, or why the backyard feels like a private oasis.

That’s something only experience — and empathy — can communicate.

5. The Importance of Interpretation

AI can tell you the average price per square foot, but it can’t tell you why that average changed last month. Was it due to luxury penthouses selling, or a rise in smaller investor condos?

Knowing how to interpret trends is what separates statistics from strategy.

6. The Future: AI + Human Insight

AI is an incredible tool — for sorting data, building reports, and forecasting trends. But it’s just that — a tool. The magic happens when human expertise interprets that data through lived experience.

The best decisions come from blending both: the precision of AI with the intuition of someone who’s walked every block of this city.

The Bottom Line

AI can analyse the market. I live it. When it comes to Vancouver real estate, the difference between information and insight is everything.

Live your dream.
