What Is Leasehold Land and Should I Avoid It?

by William Lew

Leasehold land is one of the most misunderstood parts of Vancouver real estate. Buyers see lower prices and wonder if it’s a hidden opportunity — or a mistake. The truth is that leasehold can be a great option for the right person, but it’s not for everyone.

What Is Leasehold Land?

You don’t own the land — you lease it for a set number of years from an entity such as the City of Vancouver, UBC, or a First Nations group. You own the structure but not the land underneath.

Why Leasehold Is Cheaper

It’s priced lower because you’re not purchasing the land value. In Vancouver, land is the biggest cost driver, so removing that portion naturally reduces the price.

The Catch: Lease Expiry

As the lease approaches expiry, resale value and mortgage options become more limited. Not all lenders finance shorter leases.

When Leasehold Makes Sense

  • You want a larger home for a lower price

  • You’re a cash buyer

  • You plan to live there long term

  • You understand the lease terms clearly

The Bottom Line

Leasehold isn’t bad — it just requires education. Buyers who understand the structure can benefit from lower upfront prices.
